New Bays West Precinct

The NSW Government has unveiled plans for the new Bays West precinct - set to become Sydney's newest inner city suburb - and White Bay Power Station will serve as a key cultural, creative and community anchor of this vibrant waterfront neighbourhood.

The landmark transformation will convert underutilised government-owned port land on the Harbour into Sydney’s newest suburb, while retaining important deep-water port facilities to support Sydney’s working harbour.

Bays West will deliver up to 8,500 new homes, including at least 10% affordable housing and dedicated residences for essential workers. The precinct will place future residents just minutes from the CBD, connected by world‑class public transport, walking and cycling routes.

For the first time in over a century, the waterfront will open to the public - ceating new parks, promenades and community spaces. This shift marks a once‑in‑a‑generation opportunity to reshape how people live, work and play on Sydney Harbour.

Standing proudly at the heart of the precinct, White Bay Power Station will be the cultural and creative core of Bays West. It will continue to evolve as a destination for arts, performance and creative industries, with a new welcoming public forecourt that spills directly onto the harbour.  Its soaring industrial architecture and sweeping waterfront setting will offer Sydneysiders and visitors a truly unique cultural experience. A new staging area will also be established in White Bay, securing the future of the New Year’s Eve fireworks, Vivid and other major events for decades to come.

The Government will lead a master planning process that will include an international design competition to guide development across the precinct, ensuring homes, essential infrastructure, jobs, public spaces and transport links are delivered together.
